FRAMERS/CARPENTERS Do you think this is a good price to build a garage?

FRAMERS/CARPENTERS Do you think this is a good price to build a garage? The garage is 32'x28' one story, 2x6 walls framed 16" on center, T-111 siding and roof trusses running 35' across the building.( all roof trim and soffits included) It will have 2 -10' garage doors (doors and installation are a seperate price) 1 entry door and no windows. Also to be built is a breezeway, which consists of 2- 5"x16"x14' engineered beams that have to be cut into the existing house walls, that carry roof trusses and tie the existing house roof and the new garage roof together, creating 2 valleyes on the new garage roof, no walls below.( NOTE: the garage sits at 15 degree offset from the house) Also the roof will be covered with metal roofing. There is a slab already poured. I live in New Hampshire The price is for LABOR ONLY With the breezway, the total square footage is 1088' The project will take 3-4 weeks Is 15K a good price for labor to put this building up. Too high? Too low?

  3. Hard to give more than a rough answer, but it seems more or less fair to me (general contractor). I'd need to see plans to give you a better answer. Tying in to the existing framing can be fairly straightforward, or can be a pain in the ass. What about plumbing and electrical? What about insulation, finished walls, etc.? In other words, is this price only for framing and cladding? Are you buying the materials, or is the contractor? If he/she is, they are going to make money on that end also.
  4. This just seems high to me. The slab is already in. You do not mention electrical or any inside finishing (drywall). Essentially it just sounds like you are framing and finishing the exterior. For just labor with no material costs included this sounds $5-7K too high. And what you describe is only about a weeks actual work tops. I don't live in New Hampshire, but I do live in the West where construction is booming.
  5. Searching the web the lowest average price I could find for constructing a garage was about 35 dollars per sq ft there are many variables this just an average. Even if you deduct 3K for a pre- poured foundation I don't think 15K is out of line for 1088 sq ft, based on this average which was the lowest I could find. Go on line you will see that construction costs are variable nation wide.

  7. YES... A good framer and helper can do this job in about a week. 15K for labor sounds high. I would shop around.
  8. It does seem high, but I'm unsure about what's common in your area. Garages are fairly simple, especially with the slab there. 2x6's shouldn't add much to labor as opposed to 2x4's. The walls should go up quickly with no windows. T-111 is the easiest way to side a building, again especially with only the three doors to trim. Does the price include paint? Is the roof a straight forward gable? Then standing the trusses on a one story building is a snap. The breezeway could require some finangling, but nothing that hard to do. I never did metal roofing (standing seam?), I know installation will be more than shingles, but I don't think its drastically more. Also, like others have said, you didn't mention finishing, electrical, any plumbing. If it includes these things that would make a difference. I have to admit I do the work, and not the pricing, but I'd say about half the time and (maybe this is why I shouldn't have my own company) more like half that price. If this is your only bid, check around. Good luck.
  9. 3 good carpenters(25$per hour) times 2 for hourly rate from the general contractor (who may or may not be a carpenter on the job) times 50 hours( this job should be done in about a week with 3 good guys plus a little for the breezeway) so lets see 25 x 2 x 3 x 50= 7500 dollars. thats if your carpenters get in there and get it done and dont screw around. if they are taking smoke breaks and 2 hour lunches then yeah the price is right on. since the concrete work is done, if the material was already on site, this can be done in just over a week. your definitely paying for somebodys kid to go to harvard.
